Use this for your first message after a listing matches your search.
Keep it short: landlords get 40+ applications per listing in hot
markets. Your job in the first email is to (a) prove you're real and
(b) make the next step easy.

looking for a flat from [move-in date] and am interested in your
listing at [address].

A few details:

  • My net monthly income is approximately €[amount] (3x+ the warm rent).
  • I am available for a viewing on [2 specific day-windows — e.g. Tue 14:00–17:00 or Sat morning].
  • I can submit a full application pack (self-disclosure + payslips + passport + employer guarantee) at the viewing.

I moved to Germany on [date], so I do not yet have a German SCHUFA
history. Instead I can provide:
  - Employment contract + first payslip.
  - Employer guarantee letter (Arbeitgeber-Bürgschaft).
  - Bank statement showing at least 3x monthly rent in savings.

I would very much appreciate the chance to view the flat. Please let
me know your preferred time.

VARIATIONS
----------

• FAMILY MOVING IN — add: "We are a family of [N] and do not smoke /
  have pets. Our children are [ages]."

• STUDENT — lead with university + programme + expected graduation:
  "Student of [programme] at [university], enrolled since [date],
  expected graduation [date]. Funding confirmed via [DAAD / BAföG /
  parents' support]."

• BLUE CARD HOLDER — lead with visa status + contract length:
  "EU Blue Card holder (issued [date]) with a permanent contract at
  [employer]. Work authorised until [date]."


WHAT TO DO AFTER SENDING
------------------------

1. Check email at least 3× daily for the next 48 hours.
2. Be ready to confirm the viewing slot within 2 hours.
3. Bring 3 printed application packs to the viewing.
4. Send a short follow-up email within 24 hours after the viewing
   stating that you want the flat. This matters more than people think.


DO NOT
------

• Do not send your passport scan before a viewing is confirmed.
• Do not transfer any money before seeing the flat and signing a
  written Mietvertrag.
• Do not move the conversation to WhatsApp on an unknown number.
• If the landlord pressures you to send the deposit "to secure the
  flat", it is almost certainly a scam — see the scam-patterns guide.
