A fixed deposit or plot back home can post a huge nominal return — and still be a real loss in the euros you actually spend, once home inflation and a sliding currency are counted. How this works
1. The nominal illusion. Your PKR pot grows at the headline rate — it looks great in local money.
2. The currency slides. Each year the PKR buys fewer euros, so the euro buys more PKR.
3. Convert back. In the euros you actually spend, the two forces compound against each other.
4. Germany's edge. The same money in a EUR ETF or German property is already in your spending currency — and German property is capital-gains tax-free after 10 years (§23).
5. Purchasing power. We deflate by German CPI (spending here) or home CPI (retiring there) so you compare real, not nominal, money.
6. The honest nuance. If you'll retire back home, your home investment is a natural currency hedge — switch "Where you'll spend it" to see it.
