Rent vs buy in Germany — most calculators forget the Kaufnebenkosten: Grunderwerbsteuer (per Bundesland), Notar & Grundbuch and the Makler share can be 9–12 % of the price, they are not financeable, and they come straight out of your Eigenkapital.
