Peak patterns: 'keys by post' + 'pay before viewing'

One bank transfer + one forged Mietvertrag = €1,800 gone. Every scam in this library hits you in the sequencing — they ask for money BEFORE the viewing, the contract, or the key handover. Refuse any money movement out of sequence.

All scenarios below are fictional composites synthesized from police press releases, Mieterschutzbund annual reports, and WG-Gesucht community threads. No specific listing or landlord is identified.

The 15-pattern library

1. "Keys by post" (high severity)

"I'm currently working in London so I can't show the flat in person. Transfer the 2-month deposit + first rent by Western Union and I'll courier you the keys the next day."

Red flag: No legitimate landlord couriers keys on the strength of a wire transfer. Western Union / MoneyGram are irreversible — the money is gone the moment it lands.

Do instead: Refuse, report the listing to the portal, block the sender. Real viewings are non-negotiable.

2. Airbnb-relisted photos (high severity)

Gorgeous 2-room Altbau in Prenzlauer Berg — €550 warm, fully furnished, available 1 May. Photos uploaded yesterday.

Red flag: A reverse-image search on the photos shows the same flat listed on Airbnb and on a UK estate-agent site three years ago. The scammer copy-pastes real photos from other portals.

Do instead: Right-click → Search image with Google on every photo before contacting. If the photos appear elsewhere with a different address or year, it's fraud.

3. MoneyGram "escrow" pressure (high severity)

"Booking.com-style escrow isn't available in Germany — please send €1,800 deposit via MoneyGram to secure the flat. You can refund it on the day of the viewing."

Red flag: Germany has no MoneyGram-based rental escrow. The claim itself is the scam: legitimate landlords collect Kaution only at contract signing, via SEPA to a named Kautionssparbuch.

Do instead: Decline. Report. German Kaution is capped at 3× Kaltmiete, paid via SEPA at contract signing only (§551 BGB).

4. Absent-owner backstory (high severity)

"My father inherited this flat from my grandmother but he lives in Dubai. I'm managing it for him. Please email him directly at ali.rizvi99@gmx.de before the viewing."

Red flag: Layered ownership stories (inherited, abroad, agent-brother, legal-guardian) are the classic scammer setup. Free-mail addresses (gmx, yahoo, hotmail) instead of a company domain compound the signal.

Do instead: Ask for Grundbuchauszug (land register extract) + the owner's passport. If they stall, walk away.

5. WhatsApp-only pressure (medium severity)

"Please move our conversation to WhatsApp +92 300 1234567 — I rarely check Kleinanzeigen messages."

Red flag: Foreign phone numbers + insistence on off-platform comms defeat the portal's fraud moderation. WhatsApp messages disappear; portal messages are reviewable.

Do instead: Keep all conversation on the portal at least until after the first in-person viewing. Screenshot important promises.

6. Price 40% below Mietspiegel (high severity)

3-room, 85 m², Westend-Süd Frankfurt: €780 warm. Photos show a tasteful modern renovation, lift, balcony.

Red flag: Westend-Süd Kaltmiete is €22-24/m² (€1,870-2,040 for 85m² cold alone). €780 warm is impossible — the listing exists to harvest deposits from hopeful applicants.

Do instead: Cross-check the neighbourhood's Mietspiegel in the city guide; if the ask is < 60% of market, assume fraud.

7. "Refundable viewing fee" (high severity)

"Because demand is high, I ask that applicants pay a €50 'viewing deposit' that's refunded if you don't take the flat."

Red flag: Germany does not allow paid viewings. Any 'refundable viewing fee' is illegal and a theft pattern.

Do instead: Refuse. Report under §2 Wohnungsvermittlungsgesetz — viewing/referral fees are restricted.

8. Reverse-image matching photos (medium severity)

Cosy WG room in Neukölln, €420 warm. The bed + shelf look strangely familiar — same angle as a popular IKEA display.

Red flag: AI-generated rooms or stock-catalogue photos look aspirational but don't match any real floor plan. Look for inconsistent shadows, wrong plug sockets (Schuko is unmistakable), duplicated furniture pieces.

Do instead: Ask for 5 extra photos including: front door, street view, kitchen wide-angle, bathroom. Scammers rarely supply these.

9. Pre-signed Wohnungsgeberbestätigung (high severity)

"Yes, you can Anmelden here — I'll sign the Wohnungsgeberbestätigung myself after you transfer the deposit. Any Bürgeramt will accept it."

Red flag: A Wohnungsgeberbestätigung signed before the lease exists is worthless (and potentially Urkundenfälschung on the scammer's side). Real landlords sign this document on the day you move in.

Do instead: Keep deposit until contract signed + Wohnungsgeberbestätigung in hand. Report forgery attempts.

10. Copy-paste listing description (medium severity)

A WG description that matches word-for-word (with minor typos changed) another flat 2km away, listed last week by a different user.

Red flag: Duplicate copy + different owner = a scammer scraping old listings to make fresh ones. Often the flats are real but the scammer doesn't own any of them.

Do instead: Paste a distinctive sentence from the description into Google / Kleinanzeigen search. If it reappears, don't contact.

11. Überweisung-before-viewing (high severity)

"To prove you're serious, please transfer the first month's rent. I'll hold the flat for you until the viewing next week."

Red flag: No money before you've seen the flat, verified the landlord's identity, AND signed a written contract. The sequence matters in that order.

Do instead: Reply: 'I transfer on contract signing, not before.' Legitimate landlords accept this. Scammers vanish.

12. "Skip Schufa for cash" (high severity)

"I don't need Schufa / proof of income if you can pay 6 months in advance in cash."

Red flag: Real landlords care about reliable monthly income, not cash lumps. The 'pay-upfront-for-no-checks' offer targets refugees + students without a Schufa history — you lose the cash and get nothing.

Do instead: Walk away. Use Schufa substitutes (employer Bürgschaft, 3 months payslips, savings proof) at a legitimate landlord.

13. Fake landlord ID scan (medium severity)

"Here's a scan of my Personalausweis to build trust — please send yours so I can run a reference check."

Red flag: Scanned IDs are trivially Photoshopped or AI-generated. Sending yours gives identity thieves everything they need for SIM-swap + bank fraud. Legitimate landlords verify IDs at contract signing, in person.

Do instead: Never send ID scans before meeting in person. At signing, show in person — don't hand over scans.

14. Telegram-only "exclusive listings" (medium severity)

"Join my Telegram channel t.me/berlinflatsdeutsch for faster responses and exclusive early listings."

Red flag: Telegram-only communities are the 2025-2026 successor to WhatsApp scams — even less portal oversight. The 'exclusive listings' are almost always fake.

Do instead: Stay on the legitimate portal. If a flat 'only exists' on Telegram, it probably doesn't exist at all.

15. 30-minute decision pressure (high severity)

"Another applicant will take it if you don't confirm in 30 minutes. Please Überweisung the deposit now and we'll sign the contract after."

Red flag: Scarcity pressure is classic manipulation. Real landlords in a tight market may ask for a decision within days, never minutes, and always contract-before-money.

Do instead: Reply calmly: 'I need 24 hours and a signed Mietvertrag before any transfer.' If they pressure more, block them.

  4. Document everything

    All messages, screenshots, bank confirmations, IDs the scammer sent. Chain of evidence matters for civil recovery.
