Step 2 — The Selbstvorstellung

A 3–5 sentence self-introduction that goes into every message. Berlin + Munich landlords get 40+ applications per listing. Yours must stand out in the first 15 seconds.

Writing in German is strongly preferred but not required. A short German intro

Step 3 — Besichtigung (viewing)

  1. Before you go

    Reverse-image search all listing photos (Google Images). Check the Grundbuchauszug if direct-from-owner. Print 3 copies of your paperwork bundle. Map the commute with D-Ticket — 20 min is pleasant, 50 min kills your energy.

  2. Arrive 5 minutes early

    Walk room-to-room; ask about Nebenkosten (utilities), heating, internet.

  3. Test everything that moves

    Heating works, all power sockets live (bring a phone charger), windows close, water pressure OK.

  4. Hand over your paperwork bundle + shake hands

    Physical paperwork beats emailed PDFs — landlords remember it.

  5. Send follow-up email within 24 hours

Step 4 — Offer + contract review

Red-flag contract clauses

Acceptable

  • "Kaution 3 Monatskaltmieten auf getrenntes Kautionskonto"

Refuse / negotiate

  • "Kleinreparaturen unlimited" — void unless capped
  • "Renovation required at move-out" — blanket clauses are void
  • "Rent increases 5% annually automatically" — not a valid Staffelmiete if undated
  • Any request to send money before you've signed the contract

Step 5 — Kaution + move-in paperwork

  1. Pay Kaution in 3 instalments

    §551 BGB — the first with your first rent. Never more than 3× Kaltmiete total.

  2. Get Kautionsnachweis

    First week

    Written proof of deposit account from the landlord.

  3. Wohnungsgeberbestätigung within 14 days

    Landlord must provide the signed form for your Anmeldung. Remind at key handover.

  4. Übergabeprotokoll at move-in

    Move-in day

    Walk through with landlord. Document every existing defect (scratches, stains, wear). Both sign a copy. This protects your Kaution at move-out.
