WG culture + scams in Berlin

How Berlin WGs work, Schufa substitutes, and how to spot the classic deposit scams.

Berlin is the undisputed WG capital of Germany. A room in a 2–3-person WG runs €550–800 warm in most Kiezes. Competition is fierce — 40+ applications per room is normal.

How a Berlin WG works

• Often only one person is on the main lease ("Hauptmieter").
• Subtenants sign an Untermietvertrag — get this document even for short stays; it protects your Anmeldung.
• Weekly or biweekly house-meetings are the norm in larger WGs.
• Utilities + internet are usually pooled.

Finding a WG

1. WG-Gesucht.de — pay €10 for Premium during the search. Write a 3–5 sentence intro.
2. Facebook groups — "WG Zimmer Berlin" (very active but more scams).
3. University noticeboards — HU, TU, FU.
4. Word of mouth — cafés in Neukölln, Friedrichshain.

The application

• Selbstvorstellung: short, honest, English is fine for WGs in most Kiezes.
• Video-Besichtigung: common if you're applying from abroad.
• Follow-up message 24 hours after the visit.

Schufa substitutes (new in Germany)

No Schufa yet? Don't panic — most Berlin WGs and private landlords accept:

• Last 3 payslips or job contract.
• Bank statement showing 3× monthly rent in savings.
• Employer letter (Bürgschaft) guaranteeing rent.
• Passport + Anmeldung.

Classic scams

The paper side

• Kaution is usually 2 months' cold rent, capped at 3 by law.
• Must be on a separate Kautionssparbuch — get proof.
• Untermietvertrag — always signed, always in writing.

Kiez vibe

• Kreuzberg — creative, Turkish heritage, dense nightlife.
• Neukölln — international, Rixdorf vs. Reuter-kiez split.
• Friedrichshain — tech + students; RAW gelände.
• Prenzlauer Berg — families, yoga studios, Altbau.
• Wedding — cheap-ish and improving; diverse.
