A WG (Wohngemeinschaft) is a flat-share. In Frankfurt a room in a WG averages €650–900 warm (2-room central) and €450–650 warm in Bockenheim / Gallus. Supply is tight; competition is real.

How a Frankfurt WG works

  • Each tenant signs either the main lease or a sub-lease.
  • One person ("Hauptmieter") is usually on the primary contract with the landlord.
  • Utilities, internet, and occasionally groceries are pooled.
  • House meetings every 2–6 weeks are normal.

Finding a WG

  1. WG-Gesucht.de — the dominant platform; pay €15 for Premium (one-month) during your search.
  2. Facebook groups — "WG / Wohnen Frankfurt am Main" (active).
  3. University noticeboards — Goethe-Uni + Frankfurt UAS.
  4. Word of mouth — ask at Nordend / Bornheim cafés.

The application ("Besichtigung")

  • Write a short Selbstvorstellung (3–5 sentences): what you study/work, your age, hobbies, why Frankfurt.
  • Turn up on time, bring Schufa + last 3 payslips (for newcomers: job contract + admission letter + passport will do).
  • Follow up with a short "thanks, I'd like the room because..." note within 24 hours.

Scam warnings

The deposit-first scam: "Transfer 2 months' rent + deposit, I'll send keys by courier." Never transfer before (a) you've seen the flat in person or (b) notarised the contract.

The fake landlord on Airbnb: listings re-posted elsewhere with a story ("I'm abroad, pay via MoneyGram..."). If it's not in a German portal and they won't meet you, walk away.

The paper side

  • WG deposit: typically 2× cold rent; by law capped at 3×.
  • Kaution must be parked on a separate blocked account — ask for the Kautionssparbuch proof.
  • Untermietvertrag (sublease contract) protects everyone — get it signed even for short arrangements.

Neighbourhood vibe

  • Bornheim / Nordend — student-adjacent, creative.
  • Bockenheim — uni heavy; cheaper rooms.
  • Gallus — the best mix of affordable + central.
  • Sachsenhausen — south of the Main; Äppelwoi + WG culture.
