Munich is Germany's most expensive city. The city-wide 2-room rent average sits at €25.32/m² in 2026 — about 40% higher than Berlin's. But ranges vary enormously by district: pick well and you'll save €200–€400/month without compromising commute.

The district map
Altstadt-Lehel — €27–30/m²
City centre proper. Expensive, beautiful, loud with tourists. Rarely where newcomers find a first flat.
Maxvorstadt — €25–28/m²
The university district. TUM, LMU, and the Pinakotheken are all here. Lots of student WGs; if you can land one, it's unbeatable for commute + social life.
Schwabing-West — €25–28/m²
The Munich people romanticise — cafes, English Garden, leafy streets. Slightly more mature crowd than Maxvorstadt.
Au-Haidhausen — €22–25/m²
Hip, Viktualienmarkt-adjacent, strong restaurant scene. Young-professional energy; slightly cheaper than Schwabing.
Neuhausen-Nymphenburg — €20–23/m²
Family-friendly, greener, more moderate rent. Longer commute (20–25 min via U1/U7 to the centre).
Sendling — €19–22/m²
Calmer, well-connected by U3/U6. Often overlooked by newcomers but excellent value for money.
Laim — €18–21/m²
Cheaper western corner; S-Bahn commute to Hauptbahnhof is quick.
Moosach — €17–20/m²
Most affordable of the well-connected districts. Less polish, more diverse.
How to shop
Three portals dominate:
- ImmobilienScout24 (immobilienscout24.de) — dominant for full apartments.
- Immowelt (immowelt.de) — secondary.
- WG-Gesucht (wg-gesucht.de) — WGs (shared flats) for ~€700–€900/room; see the WG culture guide.
Avoid eBay-Kleinanzeigen for apartments unless you know what you're doing — the scam rate is high. If a listing asks you to transfer a deposit before viewing, it's a scam. Same goes for any landlord "in the UK who can't meet you but will send keys via DHL."
What Munich landlords expect
- SCHUFA-BonitätsAuskunft (credit score) — €29.95, online at meineschufa.de. Newcomers can offer a bank balance screenshot instead the first time.
- Payslips or admission letter — 3 recent pay slips, scholarship letter, or parent sponsor's Verpflichtungserklärung.
- Mieterselbstauskunft — standard tenant self-declaration form.
- Passport + visa + Anmeldebescheinigung (once you have it).
